Signs to look for to replace or repair your roof.

Most people don’t think about their roofs until they see leaks in their home. Don’t wait until you develop a problem to finally inspect your roof. Pay attention to these signs to take care of your roof:

1. Roof age

How old is your roof? If it an Asphalt Shingle Roof? Asphalt Shingles typically last between 20 to 25 years, but it also depends on the weather conditions that it was exposed to and how the old roof was removed or installed. If the roof was installed over another layer or several layers and it is older than 20 years, chances are you might need a new roof.

2. Shingles curling and buckling

If the shingles are curled or buckling this is another sign that you may need a new roof. Look at the slopes of your home that get direct sunlight and if you notice the shingles are curling. Shingles can curl in two different ways: Cupping is when the edges of the shingles are upwards and there is also clawing, that is when the edges stay flat and the middle starts to come up. This means that the shingles are past their life expectancy.

3. Missing shingles

If you are missing shingles this is another sign that your roof is deteriorating. It is important to check immediately to avoid any leaks in your home. If the shingles are cracked is a typical result of wind damage. If there are only a few shingles cracked and it is not a pattern, then it can easily be replaced.

4. Shingle granules in the gutters

If your shingles are missing granules, it’s another sign that you need to consider a new roof. Look for parts of your roof where the color is inconsistent or darker than other areas and look in your gutters to see whether they are loaded up with shingle granules. Asphalt Shingle Roofs tend to lose more granules toward the end of their life cycle. Granules are important because they protect the product from UV rays.

5. Sun or Water in your home or attic?

If you see light coming into your home or a mysterious dripping sound from your ceiling, you might have a leak in your roof. Another sign that means your roof is ready for a replacement is if you got moisture. Look for wet insulation and check for any spots that are soft.

You shouldn’t wait until problems develop to finally replace it. Most insurance companies will replace your roof. If there was a storm in your neighborhood it is important to check your roof as soon as possible since most insurance companies have very short windows in which you can file a claim. Sometimes these windows are as short as 14 days. If you know you have roof damage, it’s best to file a claim quickly so you don’t miss this deadline.
